Inside the home

Turn on every light, even for daytime shoots — it balances rooms and reduces muddy corners. Open blinds, clean windows, and clear countertops. Store personal items, make beds, and remove trash or laundry from frame. These steps take thirty minutes but save retouching time and help buyers imagine themselves in the space.

Outside and timing

Clear driveways, close garage doors unless the garage is a selling feature, and add seasonal touch-ups: shovelled walks in winter, mowed lawn in summer, a pot at the entry. Mid-morning often works well for even light on east–west lots. Luxury listings may add twilight exteriors. In winter, run heat so windows stay clear for exterior shots.
